Termination Notice Forms
- Termination notices must be in writing;
- Must comply with minimum notice periods; and
- Must include a vacate date

1. If you are terminating your FIXED TERM
- You can provide notice any time up until the end of the fixed term, but termination cannot take effect until the term ends (expiry date of fixed term); and
- The notice must be provided at least 30 days prior to the date on which vacant possession of the premises is to be delivered to the lessor.
NB: Notice will only be accepted if at least 30 days’ notice has been provided (starting the day after sending your notice) and if the termination date is on or after the fixed-term expiry date.
You will receive emailed acknowledgement of your termination notice and a vacate checklist to help prepare for handover. Please also refer to your in-going Property Condition Report and key register.
All goods must be removed from the premises, bins must be clean and empty, all keys and other opening devices, manuals, remotes must be returned. The Premises must be handed over in the same condition as at commencement of the lease minus fair wear and tear and clean, as is the Tenants responsibility throughout the tenancy with professional carpet cleaning receipt, pool chemical report and fumigation receipts provided if relevant to the premises. Rent must be paid to vacate date.
Please note that the Property Manager is permitted to bring prospective tenants through the premises in the 21 days prior to possession after providing reasonable notice.

2. If you are terminating your PERIODIC TERM
- The notice must be provided at least 21 days prior to the date on which vacant possession of the premises is to be delivered to the lessor.

3. If you are requesting a BREAK LEASE
- Refer to the break lease clause/early termination of tenancy on page 16 of your Tenancy Agreement for details
- The Lessor may suffer losses for which the Tenant may be liable, such as rent until a new tenant starts their tenancy, costs for maintaining the tenancy while vacant, any reduction in rent for the balance of the tenancy, a percentage of re-letting costs including bond inspection, advertising, leasing fees and report fees
- You must fill in the break lease request form, which will be presented to the owner for their consideration
- A Lessor does not have to agree to a break-lease request and the matter may end up in court.Request for Consent to Termination by Tenant During a Fixed Term Agreement
We review the tenant’s history, recommend lease renewal or adjustment, conduct exit inspections if they move out, and ensure the property is returned in the required condition before re‑leasing.
4. FAMILY VIOLENCE – ending your interest in tenancy agreement

- Prosecution Notice; or a
